Step 1 of 3

What do you need?

What is a roof inspection and who is it for?

A roof inspection is a close visual look at the roof covering, the details around it and, where safe, the timbers inside the loft. The aim is a clear picture of what is sound, what is worn and what needs doing, in what order. A roof inspection in Nottingham suits several kinds of customer.

  • Buyers who want a view on an older roof before committing.
  • Homeowners with a stain, a drip or no idea how old the roof is.
  • Landlords and property managers who need records and a plan for repairs.
  • Owners who have been given a high quote and want a clear second view.

If the inspection finds a fault, you can ask for a quote for the fix, or take the report to someone else. There is no obligation.

What does a roof inspection include?

We look at the main roof covering, the ridge, hips, verges and eaves, valleys, chimneys, flashings and the gutters. Where it is safe and sensible, we look at the roof from a ladder, from the loft or from a neighbouring vantage point, and we take photos of anything of concern.

Inside the loft we check the underside of the roof for staining, wet or rotten timber, daylight, sagging, signs of condensation and the state of the membrane or felt. On flat roofs we look at the surface, joins, upstands, outlets and signs of ponding.

Our written notes explain what we saw in plain language, rate the urgency of each point and suggest what to do next. This is a visual survey. It cannot see inside walls or under coverings, and it is not a structural survey.

What do the findings mean for slate, tile and flat roofs?

On a slate roof, we look for slipped or cracked slates, rusted fixings, lead that has split or lifted and heavy moss. On concrete tile roofs, common findings include cracked tiles, failing ridge mortar and brittle underlay. On clay pantile roofs, we look for chipped or porous tiles and open joints at the ridge.

Flat roofs are checked for splits, blistering, ponding, cracked upstands and blocked outlets. Many of these are fixable without a full renewal. Others show that the covering is at the end of its life.

If the report points to a small fault, our roof repair service can deal with it. If it shows the whole roof is failing, you can read about roof replacement and what it involves.

We do not publish prices. The cost depends on the size and type of roof, how easy it is to reach, whether a loft inspection is needed and how detailed a written report you want. A commercial or multi-roof property takes longer than a single terrace.

A typical house inspection takes a short visit, and the written notes follow after we have gone through the photos. If you need the report for a house purchase or an insurer, tell us what it is for, so that we can make sure it covers what is needed.

Please note that a visual roof inspection is not a formal certificate, and a lender or insurer may ask for something specific. Check what they require before you book. For buildings with flat roofs, see our commercial roofing page.

When should I get my roof inspected?

Good times include before buying an older house, after a major storm, when you see a stain or a missing tile, when the roof is old and you are unsure of its age and before planning an extension or loft conversion. An annual or twice-yearly look at your roof is a sensible habit for landlords and owners of larger buildings.

Autumn is a practical moment, once the leaves have fallen and before the worst winter weather. A quick check of gutters, valleys and flashings then can save money later.

Not sure whether you need an inspection or a repair? Describe what you have seen when you get in touch, and we will suggest the sensible next step. You can also look at our home page for how we work.

Questions about roofing in Nottingham

Do you give a certificate after the inspection?

We provide written notes and photos about the condition of the roof. That is not a formal certificate or guarantee. Some lenders and insurers ask for particular wording or a report from a named kind of surveyor. Check what they need before you book, and tell us if the report has to meet a set requirement.

Will you need to go up on the roof?

Not always. Many checks can be done from a ladder, from the loft or from the ground with zoom photography. We only go onto a roof when it is safe and necessary, and we will not walk on fragile surfaces. If an area cannot be safely reached, the report will say it was not checked.

Is a roof inspection worth it when buying a house?

For an older house, it often is. A general survey usually gives the roof only a light look. A dedicated roof inspection can give you more detail on its condition and likely costs, which helps you negotiate or plan. It does not replace your mortgage lender's or conveyancer's requirements, so check what they ask for.

How often should a roof be inspected?

There is no single rule. For a typical house, a quick look from the ground each year and a proper check every few years is a reasonable approach, plus a look after severe storms. Older roofs, flat roofs and rented properties benefit from more frequent checks. Always check gutters at least once in autumn.

Can the inspection find the cause of a leak?

Often, yes, because we look at the likely entry points and the underside of the roof together. Some leaks are hard to find and only show in particular weather. In those cases, we explain what we have ruled out and suggest the next step, such as further testing or a repair visit during rain.
