Roof repair in Nottingham

Roof repair in Nottingham, starting with finding the cause

A damp patch is a symptom, not the fault. We trace where the water gets in and quote the right repair in writing.

  • Leaks traced to the source
  • Slates, tiles, ridges and lead flashing
  • Clear written quote before work

Step 1 of 3

What do you need?

What roof problems can be repaired rather than replaced?

Most roof faults are small. They are also the ones that turn into big bills if they are left. Roof repair in Nottingham usually means fixing one of a short list of things.

  • Slipped, cracked or missing slates and tiles.
  • Damaged or loose ridge and hip tiles, and failing cement or dry-fix ridge systems.
  • Worn lead flashing around chimneys, valleys and where a roof meets a wall.
  • Cracked chimney pointing and damaged chimney pots.
  • Blocked valleys, and gutters that overflow onto the wall.
  • Worn felt or membrane showing at verges and eaves.

If repairs keep coming back, the covering may be tired across the whole roof. Our roof replacement page explains when that point is reached.

How do you find where a roof leak is coming from?

Water often enters in one place and shows up somewhere else, because it runs along rafters and felt before it drips. That is why the damp patch on a ceiling is rarely directly under the hole.

We start with what you have seen: where the stain is, whether it appears only in heavy rain or with wind, and when it began. Then we look at the roof from outside, from a ladder or from the loft. We check the likely culprits first, including flashings, valleys, ridge tiles and slipped slates, and look at the underside of the roof for staining and wet timber.

Sometimes the cause is not the roof at all, such as a blocked gutter, a cracked pipe or condensation in the loft. We will tell you if that looks likely. Our roof inspection service is useful when you want a full written view rather than a quick fix.

What do local roofs in Nottingham commonly suffer from?

Victorian terraces often have natural slate roofs with lead flashings and brick stacks. After many decades, nails corrode, slates slip and lead cracks where it has expanded and contracted. Chimneys on these houses can be a frequent source of damp.

On 1930s semis with concrete tiles, common issues are cracked tiles, failed ridge mortar and the underlay going brittle with age. Flat roofs on extensions and garages tend to fail at joins, edges and outlets, and sometimes through ponding water.

Moss and lichen build up on shaded slopes in damp winters. They are not always harmful, but heavy growth can hold water against the roof and block gutters. Nottingham also gets strong winds now and then, which find loose tiles quickly.

We do not post prices online, because repair work varies a great deal. A single slipped slate reached from a ladder is a small job. A leak at a chimney on a high roof can need scaffolding or a tower, which adds cost. The main factors are access, the number of faults, the materials needed and how long the work takes.

Lead work costs more than simple tile replacement, and so does anything that needs matching old slate or tile. If the quote could change once the roof is opened up, it should say so in writing. For a bigger picture on costs, see our blog guide on what a new roof costs in Nottingham, or go back to our main page.

How long does a repair take and when should I call?

Many repairs take a few hours, and some need a full day or a return visit once the weather allows. Work at height can be postponed in high wind or heavy rain for safety.

On the day, we confirm the fault with you, make the repair, check that water runs off cleanly and clear up. Where there is lasting damp inside, we explain what to expect while the timbers dry out.

Call when you see a stain, a drip, a slipped tile in the garden or damp that returns after rain. Early fixes are cheaper and protect the plaster, insulation and timbers beneath. If the problem appeared after a gale, you may also want our storm damage roof repair page.

Questions about roofing in Nottingham

Can you repair a leak in the rain?

We can often look at a leak while it is happening, which helps trace the cause, but repair work at height is not safe in strong wind, heavy rain or on wet, slippery surfaces. For urgent cases we can discuss a temporary measure if one is sensible. The lasting repair is then done when conditions allow. We will tell you honestly what is possible and what is not.

Why does my roof leak only in strong wind?

Wind-driven rain can push water sideways under slates, past loose flashing or through gaps at the ridge and verge that stay dry in calm weather. That is why a leak may only show during storms from a particular direction. Noting which wall or room is affected and when helps us narrow down where to look.

Is a damp patch on my ceiling always a roof problem?

No. Condensation, a leaking pipe, a blocked or leaking gutter and damp coming through a chimney breast can look much the same as a roof leak. We look for signs on the roof and in the loft to work out the real cause. If it is not the roof, we will say so rather than quote for work you do not need.

Can you match old slates or tiles on a repair?

Often we can find reclaimed or close-matching slates and tiles, but a perfect match is not always possible, especially on very old roofs. We will tell you what is available before the work is done. On a conservation area or listed building, matching can matter more, and it is worth checking with the council about materials.

Should I clear moss from my roof?

Light moss on a sound roof is usually not an emergency. Heavy growth can hold water and block gutters, so clearing it may help. Be careful with high-pressure washing, which can damage tiles and force water under them. If you want to remove it, ask for advice on a safe approach, and never climb onto the roof yourself.
